Fire Protection System Mistakes and How to Avoid Them

Fire protection systems make a lot of difference in protecting your property and lives. Those alarms, sprinklers, and extinguishers can help you overcome challenges instantly if an incident occurs. However, even with the best of intentions, these systems can malfunction due to a range of design, installation, and maintenance errors.

Poor System Design

The design of your fire protection system may be good, but it’s pointless if it doesn’t meet the building’s specific needs. Important factors such as occupancy type, building size, and the location of sensitive areas must be taken into account.

For example, the equipment requirements for residential buildings would be completely different from those of a commercial office where dozens of people work around the clock. And even in the same setting, there may be variations in the type of business you’re doing. A qualified engineer can thoroughly analyze what your building actually needs and where it may be lacking.  

Improper Installation

Installation is the next phase after design, and any mistake in this process can cost big. Using untested, common form sealants makes the wall barriers weak, so the fire will spread instantly if it breaks out. Similarly, improper sprinkler and nozzle placement is also another major mistake. Incorrect spacing can disrupt the water spray pattern and prevent fire suppression. In dry-pipe systems, this could delay the activation (when it’s needed the most).

You should also avoid installing the smoke detector too close to kitchens or HVAC vents, as this could cause false alarms.

Lack of Regular Maintenance

No electrical system can work smoothly if you ignore its maintenance for too long. But what does ignoring actually mean?

So, over time, the sprinklers get blocked, the pipes get corroded, and the alarm systems don’t activate on time. In certain cases, the extinguishers also need proper replenishment of gases/liquids so that the spray can work effectively in case of an emergency.

Several states in the US also have strict standards requiring company owners to conduct regular maintenance of their equipment. The most common are the IBC and NFPA standards, and you can consult with a licensed technician to meet them.

Overlooking Documentation

You must have proper documentation for the entire system, including where each part is installed and how the wires are connected. This documentation helps technicians a lot when they need to perform maintenance or an upgrade. The previous inspection reports also reveal what the technicians need to know before starting maintenance.

It’s also important to maintain a record in a way that you can easily access. You can use digital tools and automated organizers for this purpose.

Those mistakes are really common nowadays, but they’re also avoidable. You just need a bit of vigilance and willingness to protect lives and property. It will go a long way.
